Solicitor

First time buyers

Don't worry if you do not know the procedures; many of our experienced clients need assistance (and reminders!) We are here to help you, not just to do the conveyancing.

We are your only unbiased source of information and we will send you information sheets on all aspects of conveyancing written in plain English to help you along the way. We will keep in touch by telephone, email, fax, text messages or post whichever is appropriate, and we will make sure that you are always ready for the next stage of the transaction.

We will help you to beat a way through the jungle and fight off those who will try to exploit you to increase their profits. We often come across clients who have been sold an unsuitable mortgage, or insurance policies they do not need.

We frequently find situations where our clients have been given bad advice or misleading information from other parties and we are able to reassure them and steer them in the right direction.

We will advise on alternative ways to buy a property; whether to carry out all the legal work as quickly as possible or whether to wait for the survey report and mortgage offer before we start. This will take longer but will avoid abortive legal costs if you get a poor survey.

Once all the legal work has been done we will send you the contract with a report on the property giving full details of the results of our searches and enquiries and if you are buying a flat we will advise you on the lease specifically with respect to the regulations you must obey, your responsibilities towards others and information on service charges, etc.
